Application Process
As a company, we do business in accordance with the Federal and State Fair Housing Law and welcome persons of all race, color, ancestry, disability mental or physical, religion, sex, gender, sexual orientation, gender identity, gender expression, genetic information, marital status, handicap, familial status, and national origin.
Before applying, please understand these important items:

We incur costs to process and screen each application; therefore, application fees are NON-REFUNDABLE.

Every individual aged 18 or older MUST complete a SEPARATE rental application (e.g., roommates, couples, partners, etc.).

Any incomplete applications will NOT be processed.

The application that is FULLY completed and meets our rental criteria will be submitted for approval.

When choosing a future tenant, we also consider the move-in date. Ensure the earliest date you are willing to start your lease aligns with the property's availability; refer to the advertising to see the available move-in date."
CRITERIA & REQUIRED DOCUMENTS

All applicants MUST complete and submit SEPARATE rental applications at the same time.

Everyone 18 years of age or older must apply.

Credit score MUST be 620 or above.

Applicants must have a combined minimum income of three times the monthly rent.

Three years of verifiable rental history. (An immediate family member is not considered a qualified resource).

Rental history must provide a positive referral.

A mortgage statement, if you have lived in your own home vs. renting over the past three years.

No evictions within the past seven years (an additional deposit may be required).

Bankruptcies must have been discharged (an additional deposit may be required).

All applicants must be able to enter into a legally binding lease contract.

If approved, you must provide a copy of rental insurance prior to move-in. Residents will not be able to move in without this.

Applications to rent are offered to everyone who inquires about a rental.

The application may take up to five business days to be approved (the 5-day period may be subject to changes based upon receiving landlord verifications).
